Believe it was a cheap 80s/90s B film where a couple are staying in a hotel or boarding house where all the rooms are monitored by video (kind of like Sliver but not). The man is skinny and nerdy, she's in a vintage corset on a bed, he ties here arms above her to a bedpost, reads some narrative from a sex therapy book about it not being kinky if both parties are willing, then gags her and proceeds to tickle her viciously while she screams through the gag. Title escapes me but think it had "walls" in it...these walls have ears or something like that.
